The Sponsors can get bank finance but settlement is in two weeks and bank will not be able to provide approval on time.
Security on offer is a commercial/mixed use property in Smiths Gully, a peaceful village northeast of Melbourne’s CBD. The property consists of two buildings – the first building includes a well-established general store complete with Australia Post outlet, commercial kitchen and popular café dining room. The second is a residential property with three bedrooms, two bathrooms and a garage.
The Sponsors have offered an additional security of a 79,887msq residential property in Smiths Gully, VIC. The property is a single level dwelling that comes with two bedrooms, one bathroom and a garage.
The exit strategy is to refinance out once financials are prepared.

- The loan will be secured by a First Mortgage + a Second Mortgage
- Personal Guarantees from Individual Sponsors
- General Security Agreement over Corporate Sponsor + PPSR Charge
