1What investment opportunities does Active Property Group offer?

The main fund we operate is a Pooled Mortgage Fund called PMAC Trust. PMAC Trust is a pooled, managed investment scheme. PMAC Trust is designed to provide investors with an opportunity to obtain regular returns over the period of investment from a portfolio of registered first and second mortgages. The Fund’s objective is to maximise investment returns from mortgage lending while ensuring a level of appropriate capital security.

2Who can invest with Active Property Group?

Absolutely anyone can invest with Active Property Group. Whether you are a Wholesale Investor or a Retail Investor.

3What is the difference between a Retail and Wholesale investors?

A Wholesale investor is a person or entity that has obtained an Accountant’s Certificate within the last six months stating that the client:

a) has net assets of at least $2.5 million, or
b) has a gross income of $250,000 p.a. for each of the last two financial years.

OR someone who invests $500,000 or more in their initial investment.

We can provide an Accountant Certificate template for your accountant to complete if you believe you would qualify.

A Retail investor is anyone who does not fit within this category.

4What is the minimum investment amount?

The minimum investment amount for Retail investors is $10,000 and the minimum investment amount for Wholesale Investors is $25,000.

5What sort of returns can I expect?

The quarterly return will be different each quarter. You can find our latest result on the homepage of our website or ask the Investor Relations team and they can let you know about our past performance. Of course, past performance is not a reliable indicator of future results.

6How often are distributions paid?

Distributions are paid on a quarterly basis. You will receive a quarterly report and quarterly distribution statement. Distributions are usually paid within 2 weeks of the end of the quarter however as per the Information Memorandum and Product Disclosure Statement we can take up to 30 days to pay distributions.

7What is the term of investment?

We do not have a minimum or maximum term of investment, you remain invested until you redeem your Units.

8What are the fees involved?

Our advertised returns are net of fees other than a 0.5% p.a. Retail Investor fee. For example, if we are advertising that we delivered a quarterly return of 7% p.a. then Wholesale Investors would receive the full 7% p.a. return paid into their bank account and a Retail Investor would receive a 6.5% p.a. return paid to their bank account. This is because there are additional costs involved in running a Retail fund.

1Which entities can you accept investments from?

We can accept investments from individuals, joint individuals, companies, trusts and self-managed super funds.

2Are there any risks?

There are risks associated with any investment. Distributions and return of capital are not guaranteed. A comprehensive guide to the inherent risks are outlined in the Information Memorandum and Product Disclosure Statement. Please read the Offer document carefully. Before deciding to invest, we encourage you to consult your financial advisor to assess whether an investment is appropriate for you.

3How do I withdraw my investment?

We process redemptions on a quarterly basis (pending liquidity). You can request a full or part redemption. If you wish to redeem your Units you need to submit a Redemption Request Form (which can be provided by the Investor Relations team) 3 weeks prior to the end of the quarter. We will then process redemptions at the end of the quarter and your redemption will be paid along with your distribution usually within two weeks of the end of the quarter. As per the Information Memorandum and Product Disclosure Statement we have up to 30 days to pay redemptions following the end of the quarter.

4How do I get started investing with Active Property Group?

The first step is to make sure you’ve read the Information Memorandum (if you are a Wholesale Investor) or the Product Disclosure Statement (if you are a Retail Investor) which you can download from our website or request from the Investor Relations team. Let us know if you have any questions and once you’re ready to move ahead with an investment you can complete our Application Form online. When we receive your Application we’ll let you know what onboarding documents we require from you, which will depend on the entity you are investing with (individual, company, trust or SMSF). Once we have all the required documents we’ll provide the bank details for you to make your transfer, then process your Application and send you an Investment Confirmation.

5Can I choose which mortgage I want to invest in?

We do sometimes offer investors the option to invest directly into an individual loan however these opportunities are few and far between. This is because the majority of our loans are funded by the Pooled Mortgage Fund where investors invest their funds across our portfolio of loans. If you are only interested in investing in individual loans then please let us know and we can add you to our direct investor list and you’ll be informed when a direct opportunity becomes available. Keep in mind that our direct investment option is only available to Wholesale Investors and has a minimum investment of $250,000.

6Are the loans secured in any way?

Yes. Every loan is secured by the Australia property with either a registered first or second mortgage.

7Do I pay tax on my investment returns?

Interest from the Pooled Mortgage Fund is treated as ordinary income and therefore taxed accordingly. As each Investor’s situation is different, we suggest you seek your own accounting advice. You will receive an annual tax statement after the end of the financial year to help you prepare your tax return.

8Does Active Property Group have an Australian Financial Services Licence?

We have a Trustee called Primary Securities Ltd that holds an Australian Financial Services Licence. The Trustee oversees and monitor the operations of the Active Property Group to ensure that prudent measures are taken in relation to the investments.
