In The Beginning
While most people would know Active Property Group as the fund manager for property-backed investment trusts, APG was actually formed as a centralised service provider for our two sister companies: Private Mortgages Australia (PMA) and Active Commercial (AC). Rather than operating solely as an investment manager, APG provides critical services across investor relations, administration, IT, finance and accounting and marketing for the two companies and their respective trusts.

Private Mortgages Australia is a private lender providing short term loans to Australian SMEs. They source borrowers, conduct extensive due diligence and manage the loan through to repayment. One of APG’s key roles is to provide the fund administration for PMA’s two mortgage funds:
- PMAC Trust (pooled mortgage fund)
- PMA Direct (direct investment fund)
Active Commercial
Active Commercial is the property manager for several commercial property trusts. They find commercial properties across Australia that they believe will provide quality investment opportunities and arrange the purchase and management of the properties. APG provides fund administration for the trusts which own the commercial properties including:
- AC Capital Trust (which held two commercial properties in South Wantirna and Shepparton) – both have now been sold
- AC Warrnambool Trust – now sold
- AC Caboolture Trust – currently under offer
- AC Rockhampton Trust – currently under offer
As fund administrator for all of the trusts listed above, APG looks after:
- Investor relations – assisting prospective and current investors
- Administration – onboarding investors and development of quarterly reports
- Finance & accounting – calculation of returns
- Marketing – newsletter development and management of advertising campaigns
- IT – website management and platform management
Winding Up the Commercial Portfolio
As part of its ongoing strategy, Active Commercial has over time sold some of the commercial properties, with agreement from investors, in order to capitalise on profitability. To date, three of the five commercial properties have already been successfully sold, delivering attractive profits for their respective investors.
The remaining properties in Caboolture and Rockhampton are expected to be sold in the near future and should deliver positive outcomes for investors. This reflects AC’s disciplined approach to capital management and its commitment to acting in the best interests of investors as market conditions evolve.
A Clear Focus on Mortgage Funds
Once the remaining commercial properties have been sold and the trusts wound up, APG will no longer be required to provide services to Active Commercial and will solely be providing services to Private Mortgages Australia.
As such, we’ve decided to amalgamate Private Mortgages Australia and Active Property Group in order to bring the services provided ‘in house’. This was a strategic decision, as it no longer made sense to have two separate companies if APG was only providing services directly to PMA.
What does this mean for mortgage fund investors?
There will be very few changes, if any, for investors in our mortgage funds. The investor relations team will remain the same, as will all of our current processes. Will we even still be operating under the name Active Property Group so all our communication, including our email addresses will remain the same.
APG has been widely recognised for its exceptional customer service, ensuring investors feel informed, supported, and confident that their hard-earned money, and their peace of mind, are being carefully looked after. Clear communication, responsive service, and transparency have always been central to the APG experience and this won’t change. In fact, once the commercial property trusts have been wound down we’ll have an even firmer focus on the investors in our mortgage funds and expect that the service we provide will only be strengthened by this dedication.

This will continue to be our guiding purpose once we have merged with PMA.
Over the years, our mortgage funds have delivered attractive returns, supported by the conservative lending practices, strong security positions, and experienced loan management of PMA’s team. As we join forces, our commitment to delivering excellent outcomes for our broker and borrower partners as well as our investors will only be bolstered.
